EPDM Rubber Roofing

Single-Sheet EPDM Membranes Explained

EPDM is a synthetic rubber membrane supplied in large sheets, so most domestic flat roofs can be covered in one piece with no joins across the main area. It is bonded to a clean timber deck with adhesive, then finished with trims at the edges and upstands at the walls. Because the rubber stays flexible, it copes with the movement caused by hot summers and freezing winters, and it does not crack with age the way older felt often does.

That flexibility comes with trade-offs worth knowing. The surface is a plain matt black rather than the coloured topcoat available with GRP, and the membrane is softer, so a balcony in daily use is usually better served by fibreglass. On a small garage, felt can also cost less. Where EPDM excels is a larger roof, an extension or a commercial building, where fewer seams mean fewer places for water to get in. TNR lays it for homes and businesses across Hertfordshire, Hampshire and Surrey.

EPDM Rubber Roofing Work We Undertake

The main parts of the job, each listed in your quote.

  • Covering flat roofs with a single EPDM sheet, cutting out the joints where leaks usually begin.
  • Bonding the membrane fully to a new or repaired timber deck so wind cannot lift it.
  • Forming upstands and corners at walls so the rubber turns up and seals each junction.
  • Fitting edge trims and gutter drip details that hold the membrane securely and guide water away.
  • Repairing punctures and lifted edges on existing EPDM roofs with compatible rubber patches and adhesive.
  • Re-roofing larger commercial flat roofs, where wide EPDM sheets reduce the number of seams across the area.

Pricing

Factors That Set the Price of an EPDM Roof

EPDM roofs are quoted after a free survey, and the price reflects the following points.

  • The roof area and whether it can be covered in one sheet or needs a joined seam.
  • The state of the existing deck and any boards that need replacing before bonding.
  • The number of upstands, corners, pipes and roof lights the membrane must be sealed around.
  • The length and style of edge trims and gutter details required.
  • Removal of the old covering and access to the roof, especially on commercial buildings.

The work

How an EPDM Rubber Roof Is Installed

The main stages of the job, from the first inspection to the final check.

  1. Measuring and Deck Assessment

We measure the roof to size the membrane and check the deck for rot, movement or damp before recommending EPDM.

  2. Preparing a Clean, Dry Deck

The old covering comes off, damaged boards are replaced and the surface is swept clean, as the adhesive needs a dry, dust-free base.

  3. Laying and Bonding the Membrane

The EPDM sheet is unrolled and left to relax, then folded back and bonded to the deck in sections, with trapped air pressed out for a flat, tight finish.

  4. Trims, Upstands and Final Review

Edge trims are fixed and upstands are sealed against walls and roof lights. Once the offcuts are cleared away, we review the completed work with you and confirm everything has been done as agreed.

FAQs

EPDM Rubber Roofing FAQs

How long does an EPDM rubber roof last?

EPDM membranes typically last for decades when laid on a sound deck, and a life of 30 years or more is commonly quoted. Foot traffic, the fall of the roof and how well the edges are detailed all affect how long a particular roof performs.

Can I use an EPDM roof as a balcony?

EPDM is better suited to roofs that only need occasional access for maintenance. Furniture legs and daily foot traffic can damage the softer surface over time, so for a balcony we usually recommend GRP fibreglass instead.

Why are joints less of a problem on an EPDM roof?

Most flat roof leaks start where two pieces of material meet. A single EPDM sheet can often cover a domestic roof with no joins at all, which removes the commonest weak point.

Can a damaged EPDM roof be repaired?

Punctures, small tears and lifted edges can usually be repaired with a compatible rubber patch and adhesive, as long as the membrane around the damage is clean and sound. We check the rest of the roof at the same visit.

What does an EPDM roof look like once finished?

The finished roof has a smooth, matt black surface with neat trims at the edges. It looks tidy from upstairs windows, though it does not offer the colour choice of a GRP topcoat.
