Tiled Roofs

Concrete, Clay and Plain Tile Roofing Explained

Tiles are the most common roof covering on houses across Hertfordshire, Hampshire and Surrey, and they come in more forms than most people expect. Concrete tiles, often interlocking, cover large areas quickly and are usually the most economical choice. Clay tiles weather to a warm, varied colour that suits many older streets. Plain tiles, small and flat, are laid in closely overlapping courses that give a fine, textured finish. Each type behaves differently once it is on the roof.

We re-roof and install new tiled roofs on homes, extensions and commercial premises from our base in Hemel Hempstead. The tile you choose affects the weight the rafters carry, the minimum pitch it can be laid at and how the roof sits beside its neighbours, so we discuss all three during a free survey. Concrete tiles commonly last several decades and good clay tiles often longer, although the underlay, battens and fixings matter as much as the tiles.

Our Tiled Roof Work in Detail

The main parts of the job, each listed in your quote.

  • Stripping worn tiles, perished felt and tired battens so the new covering starts from sound rafters.
  • Laying concrete interlocking tiles where a durable covering at a sensible cost is the priority.
  • Fitting clay or plain tiles where the building's character or a conservation setting calls for a traditional finish.
  • Setting out the batten gauge and tile courses so coverage stays even from the eaves to the ridge.
  • Fixing ridge and hip tiles and forming valleys so the joins between slopes shed water cleanly.
  • Replacing cracked or slipped tiles on an otherwise sound roof when a full re-tile is not needed.

Why choose us

Reasons to Choose TNR for a Tiled Roof

Concrete, Clay and Plain Tiles

We work with all three, so the recommendation follows your building, budget and street rather than a single product.

Timbers Checked Before Tiling

The free survey looks at rafters and battens, because a heavier tile or a tired structure changes what the roof needs.

Repairs as Well as Re-Roofs

If most of your tiles are sound, we say so and quote for repairing the failed areas instead of a complete re-tile.

Public Liability Cover in Place

TNR is fully insured and a vetted Checkatrade member, so you can check our standing before the scaffolding goes up.

Pricing

What Decides the Price of a Tiled Roof

Every tiled roof is priced after a free survey, and these are the points that move the figure most.

  • The tile chosen, as concrete interlocking tiles usually cost less to buy and lay than clay or plain tiles.
  • Tiles needed per square metre, since small plain tiles take many more pieces and fixings than large interlocking ones.
  • The roof pitch, which limits the tiles that can be used and affects how quickly they can be laid safely.
  • Any strengthening the rafters need if the new tiles are heavier than the old covering.
  • Ridge, hip and valley lengths, plus abutments against walls and chimneys that need flashing.

The work

How a Tiled Roof Is Installed

The main stages of the job, from the first inspection to the final check.

  1. Survey and Tile Selection

We measure the roof, check its pitch and timbers, and help you compare concrete, clay and plain tiles against the look and budget you have in mind.

  2. Stripping Back and Battening

Once scaffolding is in place the old tiles come off, the roof is kept covered while it is open, and new underlay and battens are fixed at the gauge the chosen tile requires.

  3. Tiling, Ridges and Valleys

Tiles are laid course by course from the eaves upwards, with ridges, hips and valleys formed and flashings fitted where the roof meets walls or a chimney.

  4. Completion Review with You

When the old tiles and battens have been removed from site and the scaffolding is clear of debris, we review the completed work with you and confirm everything has been done as agreed.

FAQs

Tiled Roof Questions Answered

Which is better for my house, concrete or clay tiles?

Concrete tiles are usually the economical option and come in many profiles and colours. Clay tiles cost more but hold their colour well and suit older properties and conservation settings. The survey considers your roof pitch, the timbers and the look of nearby houses before we recommend either.

Are plain tiles different from ordinary roof tiles?

Plain tiles are small, flat tiles laid with a generous overlap, so there are at least two layers of tile over every part of the roof. That means more tiles per square metre and a steeper minimum pitch than most interlocking tiles, so they take longer to lay and cost more.

How long does a tiled roof last?

As a general guide, concrete tiles often last several decades and good quality clay tiles can last considerably longer. In practice the underlay, battens and nails tend to fail before the tiles do, which is why a re-roof renews all of them.

Can I change from slate to tiles, or from tiles to slate?

Often you can, but the weight on the roof changes. Concrete tiles are generally heavier than natural slate, so moving from slate to tiles can mean checking or strengthening the rafters. In a conservation area, ask your council before changing how the covering looks.

Can a few new tiles be matched to my existing roof?

Where tiles are cracked or slipped on a sound roof, replacements are chosen to match the profile and colour as closely as current products allow. Some older tile designs are no longer made, and in that case we explain the options before any work starts.
