How long does a tiled roof last?

As a general guide, concrete tiles often last several decades and good clay tiles can last considerably longer. In practice the underlay, battens and nails tend to fail before the tiles do, which is why a re-tile renews all of them.

Do you repair tiled roofs or only re-tile them?

Both. If most of your tiles are sound, we say so and quote for repairing the failed areas. Where problems are spread across the roof, a full re-tile is usually the better use of your money.

Do I need Dacorum Borough Council's approval to re-tile?

Not normally for like-for-like work. If your home in HP1, HP2 or HP3 is listed or in a conservation area, or you are changing the tile type, check with Dacorum Borough Council before work starts.

What happens if the battens under my tiles are rotten?

Rotten battens cannot hold tile fixings securely, so they need replacing. On a re-tile, all the battens are renewed at the right gauge for the tile. On a repair, we replace the affected section and tell you if the problem looks more widespread.
